Dutch Rent Check is a free, independent tool that helps international tenants in the Netherlands find out whether they're overpaying — without needing to navigate Dutch-language government websites.

The problem

The language barrier is real — even with English tools

The Netherlands has some of Europe's strongest tenant protections. Since July 2024, the Wet betaalbare huur has capped rents for hundreds of thousands of properties that were previously listed as “free sector”. Millions of euros in overpaid rent is now legally reclaimable.

The Huurcommissie now offers an English version of the Huurprijscheck, but it requires you to enter your full address and returns only a pass/fail result. For the large international community living in Amsterdam, Rotterdam, Utrecht, and other Dutch cities, understanding why you scored what you did — and exactly how much you may be overpaying — is just as important as the verdict itself. Many tenants still don't know their rights exist, let alone how to exercise them.

Dutch Rent Check fills that gap. It walks you through every WWS and WWSO rubriek in plain English, shows an itemised point breakdown, calculates the exact monthly and annual overpayment, and does all of this without asking for your address.

What it covers

Two calculators, one goal

WWS Calculator
For independent dwellings — homes with exclusive use of a front door, kitchen, and bathroom. Covers all 12 official rubrieken including energy label, WOZ value, rooms, sanitary facilities, outdoor space, parking, and monument status.
WWSO Calculator
For shared rooms — where kitchen or bathroom is shared with housemates. Supports all 34 COROP regions for WOZ average lookup. Unlike the WWS, shared rooms are always in the regulated sector regardless of point score.
2026 rent tables
Point tables and rent caps are updated to 1 January 2026 — reflecting the latest Huurcommissie tables (Bijlage 2 and 3, Besluit huurprijzen woonruimte).
Private by design
All calculations happen entirely in your browser. No data is sent to any server. No account required. Your address and rent details stay on your device.
Important caveats

What this tool is not

Dutch Rent Check is an estimate tool, not a legal service. The results are based on the information you enter and the official 2026 point tables — but they are not a substitute for a formal Huurcommissie ruling.

The Huurcommissie conducts an independent physical inspection of your property and makes its own point assessment. Their ruling is the only legally binding determination of your maximum rent. Always verify using the official Huurprijscheck before taking formal action.

This tool does not cover: service costs (servicekosten), furniture charges (stofferingskosten), new-build uplifts, or housing association agreements. If your situation is complex, consider seeking advice from Stichting Woon or a local tenant advice organisation.

An independent side project

Dutch Rent Check is an independent project — not affiliated with the Dutch government, the Huurcommissie, or any legal or housing organisation. It was built out of frustration with the language barrier facing international tenants trying to understand their rights.
