Yes, but the rules differ. For social housing contracts, the WWS has always applied. For contracts that were technically "vrije sector" but the property scores under 143 points, a special one-year transition period applied — meaning those renters could file from 1 July 2025.

What happens if my landlord disputes the point count?

The Huurcommissie conducts an independent physical inspection of the property and makes its own assessment. Their ruling is binding on both parties by law. Both parties can appeal to a court, but the ruling stands in the meantime.

How long does a Huurcommissie case take?

The Huurcommissie does not give a fixed timeline — duration depends on whether an inspection or hearing is needed and how quickly both parties submit documents. The process has four stages: filing and paying the €25 fee, an optional on-site inspection, an optional hearing, and a written binding ruling. You do not need to calculate your own WWS score — the Huurcommissie sends its own investigator.

What documents do I need to file with the Huurcommissie?

You need: (1) the online request form via MijnHuurcommissie using DigiD; (2) your full rental agreement; (3) the €25 filing fee (waived for minimum-income earners). You do not need to submit your own WWS calculation — the Huurcommissie investigates the property independently.

Can my landlord raise my rent after I challenge it?

Your landlord can still apply the annual permitted rent increase (huurverhoging), but only starting from the newly established legal maximum. They cannot retaliate against you for filing — doing so is illegal under Dutch tenancy law.

Does the WWS apply to furnished rentals?

Yes — the WWS applies to the property itself regardless of furnishing. Furniture is not a rated WWS category. However, landlords can separately charge a furniture fee based on the depreciated value of items — not a flat percentage of rent. Excessive furniture charges can be challenged at the Huurcommissie.

The WOZ-beschikking is the official annual notice from your municipality stating your property's assessed value. It is sent automatically in February each year. The same value is available free at wozwaardeloket.nl, but only the official beschikking can be formally contested.

I'm an expat on a temporary contract — do these protections apply to me?

Yes. Dutch tenancy law applies to all renters in the Netherlands regardless of nationality or residency status. Most "temporary" contracts signed after 1 July 2024 are legally treated as open-ended contracts, giving you full protection.

Shared spaces are divided by the number of residents. Your private room earns 1 point per m², but the shared kitchen, bathroom, and energy label points are divided by the total number of residents. The WOZ value is also divided by the number of rooms.

Are the results of this tool legally binding?

No — the results are an estimate only. The only legally binding ruling is one issued by the Huurcommissie following a formal inspection. Always verify using the official Huurprijscheck before taking action.

How long do I have to challenge my rent?
