Dutch Rent Check (dutchrentcheck.nl) provides free, English-language information tools to help tenants in the Netherlands understand Dutch rent regulations — including the WWS (Woningwaarderingsstelsel) point system, service costs rules, deposit limits, and annual rent increase caps.
The site is an independent, non-commercial project. It is not affiliated with the Dutch government, the Huurcommissie, or any legal or housing organisation.
Nothing on this site constitutes legal advice. All calculators, checkers, and guides provide estimates and general information based on publicly available Dutch regulations. Results are informational only and may not reflect your specific situation.
Rent point scores, maximum rents, service cost limits, and deposit caps are calculated using the rules published by the Huurcommissie and the Dutch Ministry of the Interior (BZK). However:
For binding advice, contact the Huurcommissie ↗, a tenant advisory organisation such as Stichting Woon ↗, or a qualified lawyer (huurrecht advocaat).
We aim to keep calculators and guides up to date with the current WWS tables and Huurcommissie policy documents. The tools are currently based on the WWS 2026 point tables and the Beleidsboek Servicekosten januari 2026.
Regulations are updated by the Dutch government periodically. We cannot guarantee that every figure on this site reflects the most current rules at any given moment. Always verify important decisions against the official sources:
The demand letter tool generates a draft letter based on inputs you provide. You are responsible for reviewing the draft before sending it. Dutch Rent Check is not responsible for the outcome of any correspondence or dispute arising from a letter generated using this tool.
The generated letter is a template only — a lawyer or tenant adviser should review it if the matter involves significant amounts or is likely to proceed to the Huurcommissie.
This service is provided “as is” without warranty of any kind, express or implied. We make no representations that the tools are error-free, complete, or suitable for any particular purpose. To the fullest extent permitted by applicable law, we disclaim all warranties including fitness for a particular purpose and non-infringement.
Dutch Rent Check and its operator shall not be liable for any loss or damage — including financial loss, missed deadlines, or adverse legal outcomes — arising from your use of or reliance on information provided by this site. You use this site at your own risk.
The tools, text, and code on this site are the property of the Dutch Rent Check project. You may use the calculators freely for personal, non-commercial purposes. You may not scrape, reproduce, or redistribute the tools or substantial portions of the site content without prior written permission.

How we handle data is described in our Privacy Policy. In short: your housing data never leaves your browser, and we use Google Analytics for anonymous aggregate statistics only.
We may update these terms from time to time. Material changes will be reflected in a revised “Last updated” date at the top of this page. Continued use of the site after changes are posted constitutes acceptance of the updated terms.
These terms are governed by the laws of the Netherlands. Any disputes arising from your use of this site shall be subject to the exclusive jurisdiction of the courts of Amsterdam, the Netherlands.
