Since 1 July 2023, Dutch law (art. 7:261b BW) caps security deposits at a maximum of two months' basic rent. Many landlords still charge three months — and that excess is legally recoverable.

Since 1 July 2023, art. 7:261b BW (Wet goed verhuurderschap) caps residential security deposits at a maximum of two months' basic rent. This applies to new rental agreements from that date.
